Looking for a rental house close to IU?

We own 4 (soon to be 5) rental houses just east of the Indiana University campus. All are in the Green Acres neighborhood. We love our houses and try very hard to take care of them and keep them nice. We also try really hard to be the best landlords around! We live here in Bloomington (just a mile east of our rentals), and are usually available not only to fix anything that needs fixing, but also to answer questions and help out our tenants whenever possible.

This is one of our houses (with two others showing in the background) to give you an idea of the neighborhood. It's at the corner of 8th and Clark. Unfortunately, the big tree in the front yard is gone now -- it fell on the house in the summer of 2011! But the good part is that we were able to completely update that house with a brand new, high-efficiency furnace, a nice deck in the back, and got all the hardwood floors refinished!

We do allow most pets in all of our houses -- but we require an additional $15/month per pet, and we reserve the right to check on the condition of the house and yard to be sure the pet isn't causing any real damage! Most of our houses have hardwood floors with no carpet, but tenants are free to bring in rugs if they want.

If you are interested in renting one of our houses, we will require you to fill out an application in advance. If you are under 21, or have no history of residental rentals, or are employed less than 40 hours per week, or are an undergraduate student, or if we discover any negative rental history when checking your credit or references, we may require you to have a co-signer for your lease. Your co-signer would need to fill out a co-signer's application, as well as a co-signer's guarantee.

We generally issue our leases for a 1-year period, from the beginning of August through the end of July. Specific start and end times may vary depending upon previous rental periods or other circumstances.

We can issue a lease for a shorter period (such as August through May), but the monthly rent will be adjusted such that the total rent will be the same as it would have been with a 1-year lease.
